The "Rate Lock Effect" Is Starting to Crack

What trends and market dynamics are we seeing play out right now? One major shift is finally beginning to happen: the “rate lock effect" is starting to crack.

People are realizing that having the right home for their current stage of life can be more important than holding onto the lowest possible interest rate.

We’re seeing this firsthand with many homeowners who have substantial equity and historically low mortgage rates. Some are making the difficult, but strategic, decision to let go of that low rate in order to use their equity toward a home that better fits their needs today.

For some, that means empty nesters downsizing from homes with more bedrooms than they need. For others, it’s seniors dealing with increasing deferred maintenance costs, or young couples and growing families finding that their starter home no longer fits their lifestyle.

We strongly believe in long-term real estate ownership, but keeping a property doesn’t always make financial or practical sense if the numbers no longer work in your favor.

Because of that, we’re seeing more homeowners list and sell as they prepare for their next purchase. In many cases, our clients are even able to get pre-approved before selling by utilizing “Buy Before You Sell” loan programs through trusted lending partners we connect them with.

Some of these programs allow buyers to purchase their next home first, then list their current home within 90 days. This can help homeowners leverage their existing equity to qualify for the new mortgage while also turning a contingent buyer into a non-contingent buyer - a major advantage in competitive situations.

We see it happen all the time: a great home hits the market, buyers fall in love with it immediately, and within days it already has multiple offers. By the time many people are ready to act, the opportunity is gone.

San Luis Obispo County Market Update

The Central Coast market continues to show strong momentum this spring, with steady buyer demand and limited inventory keeping competition healthy across San Luis Obispo County.

In April, 250 homes closed countywide with a median sold price of $904,500, while homes sold at an average of 99.3% of asking price. We’re continuing to see well-priced homes move quickly, especially in the $700K–$1.3M range, while buyers who are prepared and strategic are still finding great opportunities.

Inventory remains tight, and for the second month in a row, more homes went under contract than came to market. Communities like Paso Robles, Nipomo, and Cayucos continue to see strong demand thanks to the lifestyle, location, and long-term value the Central Coast offers.

What we’re seeing right now is a market that rewards preparation. Whether you’re thinking about buying, selling, relocating, or investing, having the right strategy matters more than ever.

Last Month's Virtual Relocation Workshop
