Your First Home on the Central Coast

Buying Your First Home in SLO County

Yes, it's possible here!

If you've looked at prices in San Luis Obispo County and wondered whether owning a home here is even realistic, you're not alone. It's the question we hear most from first-time buyers, and the honest answer is that it takes a plan, not luck. Our job is to help you find the path that fits your budget, your timeline, and the life you want to build here.

You may need less down than you think. Many first-time buyers assume they need 20% down, but FHA loans allow as little as 3.5% down, some conventional loans allow 3%, and eligible veterans may qualify for VA loans with no down payment. California also offers down payment and closing cost assistance through CalHFA, including the California Dream For All program when funding rounds are open. Programs change often, so we'll connect you with trusted local lenders who know what's available right now.

Your Roadmap to the Keys

A simple plan from start to finish

  1. Get clear on your goals. Where you want to live, what you need in a home, and your monthly comfort zone.
  2. Get pre-approved. Meet with a local lender to learn your buying power and which programs you qualify for.
  3. Build your strategy. We'll map out neighborhoods, price points, and whether house hacking makes sense for you.
  4. Tour homes. Set up Listing Alerts so you see new homes the moment they hit the market.
  5. Write a strong offer. We'll help you compete, even against cash buyers, without overpaying.
  6. Inspections, appraisal, and escrow. We manage every deadline and keep you informed at each step.
  7. Get your keys. Then celebrate in your new home!

House Hack Your Way In

Let rent help pay your mortgage

House hacking is how we stayed on the Central Coast ourselves. The idea is simple: buy a property with more than one living space, like a duplex, a home with an ADU, or a house with extra bedrooms. Live in one part and rent out the rest. The rental income helps cover your mortgage, and you build equity from day one.

Because you live in the property, you can often use owner-occupied financing, including FHA loans on two- to four-unit properties, with a much smaller down payment than a typical investment purchase. It's such a big part of our story that we host the Happy House Hacking Podcast!
