August 2026: A City by City Look at the Central Coast
Countywide numbers only tell part of the story. San Luis Obispo County is really a collection of very different markets, from wine country acreage in Paso Robles to coastal condos in Cayucos, and August's activity looked different in each one. Here's what the MLS data shows for active inventory, pending sales, and closed transactions in every major city across the county.

Smaller Communities
A handful of smaller markets saw lighter but still notable activity in August. Oceano had 5 homes pending against just 1 active and 1 closed. Avila Beach closed 2 homes at a median of $1,460,000. San Miguel, Santa Margarita, Shandon, Bradley, Creston, and San Simeon each saw a small number of transactions, generally between 1 and 4 closings, consistent with their size and rural, lower-inventory character.
The Pattern Across Nearly Every City
Look across almost every city above and you'll notice the same shape: more homes pending than would suggest a slow market, and closed prices that often land below the current active median. Paso Robles, Nipomo, Atascadero, Morro Bay, and Templeton all have more pending sales than active listings. That's a sign of real demand meeting limited supply, city by city, not just at the county level.
The gap between active and closed pricing, most visible in Grover Beach and Nipomo this month, is worth paying attention to whether you're buying or selling. It's less about the market cooling and more about which specific homes are pricing correctly for their city.
