In October 2026, home prices across San Luis Obispo County ranged from a $742,500 median sale in Paso Robles to a $1.1 million median in Templeton and Arroyo Grande, and how fast homes sold varied just as much. Grover Beach and Nipomo sales went under contract in about a week, while Cambria homes took a median of 94 days. Countywide, 206 homes closed at a median of $850,000.

Below is every major SLO County community side by side, followed by what the numbers mean for each one. For the countywide picture, including why prices dipped and how mortgage rates played in, read our October 2026 SLO County market update.

A quick note on reading this table: several communities had 15 or fewer sales, so one unusually large or small home can swing the median a lot. Price per square foot is often a steadier comparison in smaller towns, and month-to-month changes are best read over a full quarter.

North County: Paso Robles, Atascadero and Templeton

North County remains the most affordable part of SLO County, but it is also where the most listings failed to sell.

Paso Robles

Paso Robles closed 42 homes at a median of $742,500 ($409 per square foot), the lowest median among the larger cities. That's slightly below September's $760,000 median on 56 sales. The warning sign is supply: 27 Paso Robles listings expired, were canceled or were withdrawn in October, nearly a quarter of all failed listings countywide. Paso sellers who price to recent closed sales are selling in about three and a half weeks. Those testing a higher number are sitting.

Atascadero

Atascadero had a strong month, with 31 closings (up from 14 in September) at a median of $828,548. New supply is tight, with only 14 new active listings, which tends to support pricing heading into winter. Homes under contract had a lower median ($607,500), so expect November's closed median to dip as those close.

Templeton

Templeton closed 11 homes at a $1.1 million median, but only 2 went under contract while 7 came off the market unsold. That's a pipeline worth watching: Templeton's buyer pool is thinner at these price points, and November sales may be light.

San Luis Obispo

The city of San Luis Obispo closed 32 homes at a median of $941,750 and led the county with 35 homes going under contract. The September median was $1,034,000 on 34 sales, so October's dip again reflects fewer high-end closings. Price per square foot ($591) remains among the highest of the inland markets, and 35 contracts against only 23 new listings suggests inventory in town is getting tighter heading into the holidays.

South County: Arroyo Grande, Nipomo, Grover Beach and Pismo Beach

South County had the fastest-selling homes in the county in October.

Grover Beach

Grover Beach closed 15 homes at a median of $849,000 in a median of just 7 days on market. At $620 per square foot, Grover remains the coastal entry point for many buyers, and well-priced homes are not lasting long.

Nipomo

Nipomo also sold in a median of 7 days, with 11 closings at $870,000 (down from $886,000 on 31 sales in September). Nipomo also had 22 new active listings, the most in South County, plus 10 failed listings. That mix usually means buyers have options, so pricing precision matters.

Arroyo Grande

Arroyo Grande closed 11 homes at a $1.11 million median ($605 per square foot). The 18 homes under contract carry a much higher median ($1.46 million), so expect a higher closed median in November.

Pismo Beach

Pismo Beach had only 5 sales at a median of $874,999, but with so few sales, the median is easy to skew. With 8 new listings at a $1.38 million median, Pismo's typical price point is better reflected in its active inventory than in this month's closings.

North Coast: Los Osos, Morro Bay and Cambria

The North Coast showed the widest range in speed, from 11 days in Los Osos to 94 days in Cambria.

Los Osos

Los Osos closed 15 homes at a median of $1.05 million, selling in a median of 11 days, with only 2 failed listings. That's one of the healthiest seller markets in the county this month.

Morro Bay

Morro Bay closed 5 homes at an $850,000 median but had the highest price per square foot in this table ($825), a sign that smaller coastal homes and condos made up much of the month's sales. Nine Morro Bay homes went under contract against only 3 new listings, so inventory is thin.

Cambria

Cambria closed 9 homes at an $824,000 median, with a median of 94 days on market and 7 failed listings. Cambria typically moves more slowly than the rest of the county, so sellers here should plan for a longer timeline and price with that in mind.

What should buyers and sellers take from the city numbers?

Countywide headlines hide very different local markets. A seller in Grover Beach or Los Osos is in a fast market where pricing slightly high may still work. A seller in Paso Robles, Templeton or Cambria is in a slower, more crowded market where the first price is critical. Buyers in those slower markets have the most room to negotiate on price, repairs and rate buydowns.

Frequently asked questions

What is the cheapest city to buy a home in SLO County?

Among the larger markets, Paso Robles had the lowest median sold price in October 2026 at $742,500, about $409 per square foot. Atascadero ($828,548) and Grover Beach ($849,000) were next among cities with 15 or more sales.

Where are homes selling fastest in SLO County?

In October 2026, Grover Beach and Nipomo had the shortest median days on market at 7 days each, followed by Los Osos at 11 days. Cambria was the slowest at 94 days.

Why does my town's median price jump around so much?

Smaller towns may only have 5 to 15 sales a month, so one large or small home moves the median a lot. Look at price per square foot and a three-month trend before drawing conclusions, or ask us for a pricing review based on homes like yours.
