Fall Market Update: What’s Changing in SLO Real Estate
Rates Are Near 7%. So… Should You Just Wait?
It’s probably the #1 question we’re hearing right now.
The average 30-year mortgage rate is hovering around 7%, and after the Fed’s latest move, there’s little indication that we’re headed back to the ultra-low rates of a few years ago anytime soon.
So, should you put off buying or selling?
For some people, absolutely. If the numbers don’t work, there’s no reason to force a move.
But if you need more space, want to downsize, have a growing family, are relocating, or simply found the right home, waiting indefinitely for the “perfect” interest rate may mean putting life on hold for something nobody can accurately predict.
It’s our goal to guide you based upon your unique needs. If a home makes sense at today’s price and today’s rate, great. If rates eventually come down, refinancing may become an option. If they don’t, you bought something you could already afford.
Higher rates have also created something buyers haven’t had much of in recent years: negotiating power. That can mean price reductions, seller credits, rate buydowns, repairs, and less competition.
The market isn’t necessarily good or bad right now, it’s just different, which allows for different and new opportunities.
Rates being higher for longer has become the new norm. We have seen a surge of new buyer activity this month. Summer vacations are over, school is back in session, and people are starting to consider moving again. We’ve been getting calls to come list properties for sale as people are making a final push to sell before the year is over. Things are shaping up to be a pretty busy fall!
There are some major changes in SLO that will affect the housing market. Cal Poly has officially transitioned from a quarterly schedule to a semester schedule. After a valiant effort from students fighting the transition, the Chancellor of the CSU finally forced the university’s hand, making them the last of the CSU campuses to switch to semesters. The practical effect for rental owners is a consolidation of the leasing cycle from three quarterly windows down to two, with August becoming the dominant move-in month. Demand from the student population hasn't changed, simply the calendar has.
The bigger headline is Cal Poly's $1.2 billion on-campus housing project, which is adding over 4,200 new student beds in nine buildings by 2030. The first phase came online this fall. This has understandably raised questions from investors and landlords about what it means for off-campus rentals. Based on what we can see, Cal Poly is simultaneously growing enrollment from 22,000 to 25,000 students, so the new beds are largely absorbing their own demand increase rather than pulling tenants out of the existing market. Properties with character and good condition will hold. Older units competing purely on proximity will feel more pressure than they have before.
For people thinking about selling in 2026, it is not too late. We’ve had a number of homeowners reach out with the desire to sell their properties before year end in the past few weeks, and it can still be done. It will take some initial prep, but with collaboration and teamwork, we can absolutely make it happen. Are you thinking about making a move in 2026? Send us a message and let’s chat!
SLO County Is Moving: What August's Numbers Tell Us
August showed a surprisingly active market across San Luis Obispo County. 222 homes sold, while another 214 were already under contract or pending, compared to just 177 active or coming soon listings.
The median sale price landed at $899,450, and the median home sold for 100% of its asking price. That tells us buyers are still moving, but pricing matters.
For sellers: Well-priced homes are selling. The bigger challenge isn't necessarily a lack of buyers, but making sure your price lines up with what today's market supports.
For buyers: With more homes already in escrow than actively available, good listings can still move quickly. Being prepared and pre-approved gives you an advantage when the right opportunity comes along.
The bottom line is that despite higher rates, there is still meaningful activity happening across SLO County as we head into fall.
