August 2026: Where the Central Coast Market Stands
Every August, three numbers tell the real story of the San Luis Obispo County market: what's actively for sale, what's already tied up in escrow, and what actually closed. Pulled straight from MLS data for the month, here's the full picture across all of SLO County, from Paso Robles to Pismo Beach.

What Actually Sold
222 homes closed escrow across the county in August. The median sale price landed at $899,450, with the average pulled up to $1,076,498 by a handful of high end sales, including a $3.63 million home in San Luis Obispo. On a per square foot basis, the median closed sale worked out to $547.63.
Pricing discipline is still paying off for sellers. The median home sold for 100 percent of list price, and the countywide average sale to list ratio held at 98.8 percent. In plain terms, well priced homes are closing at or very near asking, while overpriced listings are the ones absorbing the discount.
The Pipeline Is Deeper Than the Active List
Here's the number worth sitting with: 214 properties were under contract or pending in August, roughly 112 active under contract and just over 100 in pending status, compared to only 177 homes actively listed or coming soon. There are more homes tied up in escrow right now than there are available to buy.
That gap is the clearest sign of where demand sits heading into fall. Buyers who are ready and pre-approved are moving quickly on the right listings, and August's closed volume of 222 homes against an active pool of 177 suggests inventory is turning over faster than a month's worth of supply.

Notice the step down at each stage. Active listings carry a higher median price per square foot than what's actually going under contract, and what's under contract still sits above what's closing. That spread is normal, and it reflects negotiation, but it also tells sellers something useful: list prices that ignore where the last stage actually lands tend to sit longer.
