What Homes Actually Sold For in Your City in July 2026
Countywide numbers only tell part of the story. Here is how each city and community in San Luis Obispo County performed last month, straight from the MLS.
Paso Robles and San Luis Obispo drove most of the county's closed sales in July, but every community moves a little differently. Some cities are seeing homes go under contract in under two weeks. Others took longer to find a buyer. Scroll to your city below, or use the table for a quick side by side comparison.
A quick refresher: median is the true middle value of all sales, so it is not skewed by one very high or very low sale the way an average can be. That makes it the better read on what a typical home in each city is actually doing.

Paso Robles was the busiest city in the county in July, with 72 closed sales, roughly a quarter of everything that sold countywide. Prices ranged widely, from a $232,500 condo up to a $3.25 million vineyard property, which is why the median of $745,295 is the more reliable number for a "typical" Paso home. The median price per square foot came in at $422, and homes spent about 26 days on the market before going under contract.
Looking ahead, Paso Robles has 38 active listings with a median list price of $799,500, plus 48 homes currently pending or under contract, the largest pipeline of any city in the county. That is a strong signal that Paso Robles will keep leading closed sales volume into next month.

San Luis Obispo posted the second highest sales volume in the county at 60 closed transactions, and it remains the most expensive city to buy in with a median sale price just over $1.1 million. The median price per square foot was $680, well above the countywide figure, reflecting the premium buyers pay to be close to downtown, Cal Poly, and the job base. Sales here moved quickly too, with a median of just 20 days on market.
There are 30 active listings in SLO right now with a median list price of $1,039,558, and 32 homes pending, so buyer demand shows no signs of slowing.

Atascadero was the third most active city in the county, with 28 homes closing escrow in July. The median sale price of $857,500 sits comfortably between the more affordable North County towns and pricier coastal cities, and the median price per square foot of $455 continues to make Atascadero a value option relative to San Luis Obispo. Homes here went under contract in a median of 20 days.
Inventory is tighter here than in some neighboring cities, with only 13 active listings at a median list price of $789,000, but 19 homes are currently pending, a healthy sign for August closings.

Nipomo saw 18 homes close in July at a median price of $1,066,500 and a median of $524 per square foot, putting it among the county's pricier communities alongside SLO and Cambria. Homes here took longer to sell than in most other cities, with a median of 42 days on market, suggesting buyers in this price range are taking more time to make decisions.
There are 15 active listings in Nipomo with a median list price of $998,888, and 18 homes pending, roughly matching last month's closed volume.

Arroyo Grande had the fastest median days on market of any city with meaningful sales volume, just 12 days. Sixteen homes closed at a median price of $1,085,000 and a median of $570 per square foot. That kind of speed usually means well priced homes are drawing multiple offers quickly.
Arroyo Grande also has one of the deeper active inventories in the county at 20 listings, median list price $1,194,000, with 14 more homes pending.

There are 12 active listings with a median list price of $897,000, though the pending count of 7 is on the lighter side, worth watching as we move into August.

Pismo Beach posted a median price per square foot of $740, the second highest in the county after Cayucos, which is what you would expect from a coastal city with strong second home and vacation rental demand. Fifteen homes closed at a median price of $1,025,000, and the pace was brisk at a median of 14 days on market.
Active inventory sits at 11 listings with a notably higher median list price of $1,495,000, and 14 homes are pending, so more high end closings are likely on the way.

Cayucos is the most expensive city in the county on both measures that matter most, a median sale price of $1,485,000 and a median of $855 per square foot. Sales ranged from $900,000 up to a $7.5 million estate. Unlike the faster moving cities above, Cayucos homes took a median of 75 days to go under contract, a reminder that this small, high end coastal market moves at its own pace and rewards patient, well prepared buyers and sellers alike.
There are 10 active listings with a median list price of $1,662,500, and only 4 homes pending, so inventory here stays limited relative to demand.
