Our Seller Was in Virginia. The House Was in California. And It Was Stuck in Probate.
Our Seller Was in Virginia. The House Was in California. And It Was Stuck in Probate.
Our client was living across the country in Virginia and owned a home here on the Central Coast that he hadn't personally seen in more than 15 years.
But distance wasn't the only challenge. The property was also tied up in probate, and our client had no idea where to begin.
Trying to navigate California's probate process from another state can be overwhelming. There are court filings, deadlines, legal requirements and specific steps that may need to happen before someone even has the authority to sell a property.
Our client had been trying to figure it out on his own, but wasn't making progress. So before we could worry about cleaning the house, taking photos or putting a sign in the yard, we needed to help him get the right people around him.
We connected him with a great local probate attorney who could provide the legal guidance he needed. From there, we worked alongside him and his attorney as the probate moved forward, helping our client understand what needed to happen next and keeping the eventual sale moving in the right direction.
Once he received the appropriate authority to sell the property, we were ready to go. And there was plenty to do.
The property needed to be properly vacated. It had significant deferred maintenance. It needed cleaning and preparation. Our seller wasn't nearby to meet vendors, coordinate access, check on the house or deal with all the little things that come up when preparing a property for sale.
That's where having the right local team became incredibly important. Rather than giving our client a giant list of things he needed to fly back to California and take care of, we became his boots on the ground.
We helped coordinate getting the property vacated, cleaned up and prepared for market. We evaluated what work made sense to complete and, just as importantly, what wasn't worth spending money on. Then we developed the pricing and marketing strategy.
The result?
16 Offers in 7 Days
Sold approximately $90,000 over asking
A new high-water mark for the neighborhood, despite the home's deferred condition.
That isn't going to happen with every property, and no agent can honestly promise that result. But this sale is a great example of why the team you choose matters so much, especially when you're dealing with an out-of-state property, probate, deferred maintenance or all three at once.
You Don't Have to Know Where to Begin
This is probably the most important takeaway from this story. You don't need to have everything figured out before you call a real estate agent.
We regularly talk with property owners who start the conversation by saying:
"I think I need to sell this house, but I don't even know what I'm supposed to do first."
That's okay.
Sometimes the first step isn't listing the property. It might be talking with a probate attorney. It might be determining who has legal authority to sell. It might be understanding the property's condition. It might involve tenants or occupants. It might be sorting through personal belongings, getting estimates or simply figuring out what the house is worth in its current condition.
Our role is to help you identify those pieces and start putting the right team together.
We're real estate brokers, not probate attorneys, so we don't provide legal advice. But after years of selling real estate in San Luis Obispo County, we've developed relationships with local professionals who can help when a transaction requires expertise outside of ours. Then we stay involved and help keep the real estate side moving forward.
Selling an Out-of-State Property in Probate
If you live outside California and have inherited or become responsible for a property in San Luis Obispo County, the combination of distance, probate and property condition can make the whole situation feel much more complicated than a normal home sale.
That's exactly when having a strong local team becomes valuable. You may need help coordinating:
- A local probate attorney
- Access to the property
- Occupants or tenants
- Cleaning and junk removal
- Landscaping
- Contractors and repairs
- Property inspections
- Personal belongings
- Photography and marketing
- Showings
- Offers and negotiations
- Escrow and closing
You shouldn't have to fly back to San Luis Obispo every time one of those things needs attention.
Our goal is to be your local point person, help coordinate the real estate-related pieces, connect you with appropriate professionals when specialized legal or other advice is needed, and keep you informed so you can make decisions from wherever you live.
Thinking About Selling a San Luis Obispo County Property From Out of State?
If you're responsible for a home, rental property or inherited property in San Luis Obispo County but live somewhere else, you don't have to figure everything out before reaching out. That's especially true if probate is involved.
Start with a conversation. We can help you take a look at the property, understand its potential value and condition, identify some of the issues that may need to be addressed, and connect you with trusted local professionals when appropriate. Then, when you're legally ready to sell, we can handle the real estate process locally.
Our Virginia seller started with a property he hadn't seen in more than 15 years, a probate process he didn't know how to navigate, a home with significant deferred maintenance and thousands of miles between him and the property.
He ended with a completed probate sale, 16 offers in seven days and a sale approximately $90,000 over asking that set a new benchmark for the neighborhood.
Every property and every market is different, so those results aren't a guarantee. But the lesson from this sale is simple: you don't have to do it alone, and you don't have to be in California to get it done.
The right local team, the right professional connections, the right preparation, the right presentation, the right pricing strategy and aggressive marketing can make all the difference.
