| The Forever Home “I’m on my 5th forever home,” a local homeowner recently told us. The idyllic concept of a forever home is not in the realm of possibility for most California homebuyers today. With home prices continuing to rise and the overall cost of living increasing, buyers are looking for creative solutions to build wealth through real estate, not necessarily buying the home they will live in for the rest of their lives. It’s so important to get your foot in the door and start building wealth through equity and appreciation. As we’ve seen recently with bank collapses and tumultuous times in the stock market, it’s important now more than ever to have a stable investment. Real estate will always serve as a hedge against inflation, and that’s why we strongly believe every person needs to buy as soon as they are able to. A home purchase will serve you well, especially when there is uncertainty in the economy. However, we may need to shift our criteria into purchasing a starter home or a home that needs a little TLC rather than overleveraging to purchase the dreamy “forever home” that most likely won’t be the home you live in for more than 7-10 years. Let’s look for the worst house in the best neighborhood so we can add value to it over time. We may need to reprioritize our criteria and sacrifice some wants to do so. After building equity for a few years, we will be financially set up to make an upsize move. We can still achieve the quintessential lifestyle through our first home purchase in the same way we would with a forever home, it will just take a bit of creativity and strategizing to get there. We’re here to help you love where you live while also experiencing financial freedom through real estate. Let’s create a long-term game plan to achieve your real estate dreams. |
| Market Shifts Continue “Home sales are bottoming out,” says Lawrence Yun, the National Association of Realtors (NAR) Chief Economist. “Prices vary depending on a market’s affordability, with lower-priced regions witnessing modest growth and more expensive regions experiencing declines.” Housing inventory remains low but has allowed buyers to have more price negotiating power with homes sitting on the market longer than 60 days. With spring approaching, economists are hopeful for a turnaround in sales activity for the housing market. Here’s a closer look at other key indicators from NAR’s latest housing report:Days on the market: 54% of homes sold in January were on the market for less than a month. On average, properties remained on the market for 33 days in January, up from 26 days in December and 19 days a year earlier.First-time home buyers: As competition lessens, first-time home buyers are re-emerging. First-time buyers accounted for 31% of sales in January, up from 27% a year earlier.All-cash sales: All-cash transactions comprised 29% of sales in January, up from 27% in January 2022. Individual investors and second-home buyers tend to make up the biggest bulk of all-cash sales. They purchased 16% of homes in January, down from 22% a year earlier. Distressed sales: Foreclosures and short sales continue to make up a very small share of sales. Distressed sales accounted for 1% of sales in January, matching levels from a year earlier. |

| Local Activities – The Charles Paddock Zoo Flamingos, tigers, and red pandas, oh my! The Atascadero Zoo is a wonderful place to spend a few hours with friends and family. We were there a few weeks ago with good friends and loved learning about the history of our local zoo and seeing all the beautiful animals. Located next to the park, the lake, and restaurants, this is the perfect weekend destination! ![]() ![]() |
