Hello! Thanks for tuning in to this month’s newsletter. It’s our goal to bring valuable real estate content and local updates to you, so we hope you enjoy it! ☺️🏡💛

In this e-newsletter, we will share some of the trends we are seeing at the start of 2024, how we specialize in helping people move contingent/concurrent upon buying/selling their current/new home, and an update on our podcast!

The Schwaegerle Team strives to educate and empower all people on the ins and outs of real estate, so thank you for tuning in and following the team on social media!

2024 Local Housing Update

What we are seeing right now is a surge of buyers flooding back into the market. The number of people who are moving has definitely ticked up. The amount of equity people have accumulated in homes has gone up so much that the cost of the higher rates is starting to be outweighed by people’s needs for different housing arrangements. People still need to move: upsize for growing family, downsize for retirement, or relocate for work, family, community, or climate.

If you are looking to make a move in 2024 - LISTEN UP! Now is the time! The rates have dropped and competition is still lower than it will be later in the year. If you have to sell a house in order to buy your next house, then this would be the better time to do it because you may be competing with only 1-2 other buyers versus competing with 12-20 buyers in the summer months when everyone else is also looking to move. Right now, we are seeing more sellers agree to complete repairs or offer concessions, and we don’t expect that to continue once inventory and demand increases.

If you’ve been watching the market, you probably have seen quite a few new listings. Our team alone is coming into the year with 14 signed listings, so we can already tell that it is going to be a BIG year in real estate!

Moving Contingent and Concurrent

Navigating the intricate dance of buying and selling concurrently and contingently in a real estate transaction requires expertise, precision, and a deep understanding of the market. At The Schwaegerle Team, we pride ourselves in being the market experts for seamlessly orchestrating dual transactions to ensure a smooth and successful experience for our clients. Buying a new home while selling your current one can be a complex juggling act, but our team has mastered the art of synchronizing these transactions. We understand the unique challenges and opportunities that come with such scenarios, and we have a proven track record of delivering results.

We are successfully navigating quite a few of our clients through this process as we speak. Writing offers that get accepted before listing your house for sale can be a huge hurdle, yet we’ve successfully done it multiple times. Listing your house before finding your new home can be scary, but we’ve done that and are doing that right now too. It all comes down to who is on your team. Do they have a process? Do they have clients who have done what you are planning to do?
Whether you're upgrading, downsizing, or making a lateral move, we tailor our approach to your specific needs. We guide you through every step, from listing your current property to finding the perfect new home. Granted, it can be stressful making a big move like this. Yet, our commitment is to make the process as seamless as possible, allowing you to transition effortlessly from one chapter to the next.

Trust The Schwaegerle Team to be your partners in the intricate dance of concurrent and contingent real estate transactions. With our market expertise, dedication, and personalized service, we turn the complexities of buying and selling into a seamless, successful process. We want to partner with you on your journey. How to Buy a House – Part 1 The Happy House Hacking Podcast
Homeownership and investing can seem daunting. How can anyone buy a house in this day and age, especially young people? We believe that homeownership is still completely possible, especially for young people if they are willing to be creative and use the house hacking strategy. What is the strategy you may ask? Essentially it is when you rent out a portion of your house to help pay the bills. It is something that has given lots of our clients, and ourselves, the ability to buy a home on the Central Coast that they can comfortably afford. We believe in education and empowerment, which is why we created this podcast! If you haven’t checked it out yet, please subscribe and leave us a review on your favorite platform. You can check us out on YouTube, too!

Do you want to learn more about real estate investing?
If you’d like to meet people who are actively investing in real estate on the Central Coast then we’d love to have you come to one of our SLO Real Estate Investor Meetups.
