Every month we pull the numbers so you don't have to. February 2026 was an active month across San Luis Obispo County — 176 homes closed escrow, the median sold price held at $950,000, and homes were selling at nearly 99% of list price. But the county-wide numbers only tell part of the story. Each community here has its own pace, its own price point, and its own character. Here's a city-by-city look at what actually happened last month.

Paso Robles — 30 Sales | Median Price: $751,250

Paso Robles had the most sales of any city in the county last month — 30 homes closed at a median price of $751,250, making it the most accessible entry point in SLO County right now. At $424 per square foot with a median of 40 days on market, Paso is attracting buyers who want more space, a wine country lifestyle, and a price point that gives them room to breathe. If you've been priced out of SLO or Arroyo Grande, Paso Robles deserves a serious look.

San Luis Obispo — 26 Sales | Median Price: $1,135,000

SLO city saw 26 closings last month with a median sold price of $1,135,000 and a median of 26 days on market. At $624 per square foot, it's one of the pricier markets in the county — but demand stays strong thanks to walkability, proximity to Cal Poly, a vibrant downtown, and a lifestyle that's genuinely hard to replicate. If you own here, your equity position is strong.

Arroyo Grande — 21 Sales | Median Price: $1,170,000

Arroyo Grande quietly had the highest median sold price in the county last month at $1,170,000 — just edging out SLO. With 21 closings and a median of just 18 days on market, it's one of the fastest-moving markets we tracked. The village area, good schools, and overall quality of life continue to make AG a destination for families and move-up buyers alike.

Atascadero — 21 Sales | Median Price: $820,000

Atascadero matched Arroyo Grande in volume with 21 closings, but at a much more accessible median of $820,000 and $415 per square foot. What really stands out is the speed — just 15 days median on market. That's a motivated buyer pool chasing a supply-constrained market. Atascadero continues to offer some of the best value on the Central Coast for buyers who want space and a strong community feel.

Nipomo — 16 Sales | Median Price: $1,078,000

Nipomo was one of the fastest markets in the county last month — homes went under contract in just 8 days median. With 16 closings at a $1,078,000 median and $488 per square foot, Nipomo is growing up quickly. Newer construction, strong community infrastructure, and a price point below SLO and AG are driving consistent demand. Buyers targeting Nipomo need to be truly ready to move.

Morro Bay — 17 Sales | Median Price: $950,000

Morro Bay is a special place — and the market reflects it. Seventeen homes sold last month at a $950,000 median, with a median of 53 days on market. The slower pace isn't a sign of weakness; it reflects a more selective, coastal buyer pool willing to wait for the right property. At $677 per square foot, Morro Bay carries some of the highest price-per-square-foot numbers in the county outside of Pismo — a testament to the lifestyle premium people attach to living on the water.

Cambria — 8 Sales | Median Price: $837,500

Cambria is a boutique market — just 8 sales in February, but with a wide range from $515,000 all the way to $2.6 million. The 52-day median reflects its niche buyer pool. Cambria attracts people who want something truly special: a small, artsy coastal town far enough from the crowds. The $638 per square foot median tells you buyers aren't coming here for a deal — they're coming for the lifestyle.

Pismo Beach — 5 Sales | Median Price: $1,830,000

Pismo Beach operates in a league of its own. Just 5 sales last month, but at a median of $1,830,000 and $687 per square foot. The 66-day median on market is the longest in the county — no surprise at this price point, where buyers are deliberate and specific. If you own in Pismo, your asset is holding tremendous value. If you're buying here, patience and preparation are everything.

Los Osos — 4 Sales | Median Price: $905,000

Los Osos had the fewest sales of any city we tracked — just 4 closings — but the data is clear: when homes come available here, they move. The median days on market was just 8 days, matching Nipomo as the fastest in the county. The $840K–$950K price range and $516 per square foot tell a consistent story about a tight, desirable market where supply simply can't keep up with demand.
