Here's what actually happened in the local market last month, straight from the MLS, no jargon.

What These Numbers Actually Mean

Sale-to-list ratio compares what a home sold for to what it was listed for. 100% means it sold for full asking price. Above 100% means it sold for more, often from multiple offers. A ratio near 98-99% tells you buyers aren't negotiating sellers down much right now.

Days on market is how long a home sat for sale before going under contract. A lower number means homes are getting snapped up quickly. A higher number can signal a home was overpriced or needed a price adjustment to attract offers.

Median vs. average: median is the true middle value, so one $9 million estate sale can't skew it. Average can be pulled higher by a handful of luxury sales. When you see both, the median is usually the better read on what a "typical" home is actually doing.


Closed Sales

How Many Homes Sold

288 homes closed escrow in San Luis Obispo County in July 2026. That's a healthy pace of activity and a sign buyers are still moving forward despite higher rates.

The median sold price came in at $879,500, with the average sale landing at $1,103,782. Half of the county's closed sales were under $880,000, so the "typical" SLO County home sale is still well into seven figures.

On a price per square foot basis, the median closed home sold for $565.56 per square foot.


Pricing Power

Homes Are Selling Close to Asking Price

This is the number sellers want to see: the median sale-to-list price ratio was 98.7%, and the average across all closed sales was 98.1%. In plain terms, most sellers are getting nearly full asking price, and some are getting more.

Well-priced homes are not sitting around waiting for a discount. Correct pricing still works.

Speed

Homes Are Moving Fast

The median closed home spent just 23 days on market before going under contract. Some homes sold in a matter of days, others took longer, but the middle of the market is still moving at a brisk pace.

If you're a buyer, good homes don't last. If you're a seller, your home likely won't sit long if it's priced right.


Current Inventory

What's Currently for Sale

As of the end of July, there were 194 active and coming soon listings across the county. Asking prices ranged from $210,000 up to $4.9 million, with a median list price of $948,995 and a median asking price of $575.90 per square foot.

That gap between the median list price ($948,995) and the median sold price ($879,500) is worth noting. It reflects a mix of price ranges and property types across the county rather than one single trend, but it's a good reminder that list price and sold price aren't always the same thing.

What's Under Contract Right Now

213 homes are currently pending or under contract across the county. That's a strong pipeline of upcoming closings and a good sign of continued buyer demand heading into next month.

Where You Fit in This Market

Selling
Homes priced well are selling close to asking price and moving in about three weeks. Overpricing is still the biggest risk to a smooth sale.
Buying
Inventory is out there, but well-priced homes aren't lingering. If you find the right home, be ready to move.

San Luis Obispo County continues to show a healthy, active market. Prices remain strong and buyer demand hasn't slowed.
