Kalafat explains that you don’t do this “because you don't know if you're making the right decision. It's because you fear making the wrong decision.” Information overload, with the abundance of data and resources available online, can further fuel this paralysis.
As Kalafat himself admitted, "I'm really an overthinker. And so I dive in deep. I do tons of research. I need to know basically all bits of information about something before I make a decision." This resonates with many aspiring investors who strive for perfection, leading them down a rabbit hole of endless analysis.

Kalafat's Journey

"To talk about, 'I'm going to go buy a $1 million home or a $1 million property,' didn't make any sense to me," Kalafat shared. However, he realized that his $2,000 monthly rent was already a significant financial burden, and he was essentially contributing to someone else's mortgage.
Inspired by a friend who was a client-centric real estate agent, Kalafat began exploring the concept of house hacking. He meticulously researched real estate investing for beginners, crunched numbers, and toured countless properties.
Kalafat stated, "I created, uh, you know, just a crazy elaborate spreadsheet...Like, what do I look for in order to determine if something is a good investment versus a terrible investment?"
Despite his thoroughness, Kalafat still felt the pull of analysis paralysis. He was in escrow on several properties but backed out due to various concerns.
Luckily, his wife gave him the little push he needed. "She is down for anything,” he shared. “She will say, 'pull the trigger. You've done all the research, you've done all the math, you know, you've dotted all the I's, crossed all the T's. Dive in. It's time to dive in.'”
With this encouragement, Kalafat finally took the plunge and purchased a duplex in West Adams, Los Angeles. This decision marked a turning point in his journey, propelling him towards financial freedom and a more fulfilling lifestyle.

Kalafat initially opted for a traditional bank loan with a 20% down payment with the bank he’s had since he was a teenager. But the lender told him, “Look, you don't want to go through a refinance with me. I'm not going to be able to touch any of these numbers.” The lender then introduced Kalafat to a mortgage broker he ended up using.
Sometimes your bank isn’t the best option. Here are some real estate financing options to consider:

He also appreciated the simple pleasures of his new environment, like having fruit trees in his yard. "You know, a plum from your own yard doesn't taste the way a plum tastes from a grocery store."
